Westminster Development Pipeline Site A
Westminster City Council is seeking a multidisciplinary team for two sites in it's development pipeline.
This is an opportunity to design and deliver a landmark mixed-use development. The redevelopment of the site will create a new community in Westminster, that delivers new homes that provide a mix of private and affordable units. By bringing this site forward, it will allow Westminster to achieve its housing targets which are in line with Fairer Westminster's housing objectives.
The scheme will deliver a residential-led regeneration aligned with Westminster City Council's Fairer Homes principles. The masterplan will include:
- A new leisure centre as the centrepiece of the development.
- Enhanced landscaping with pocket parks and green spaces, designed to encourage social interaction and well-being.
- Improved accessibility and pedestrian-friendly routes that seamlessly connect the site to the surrounding area
- Vehicular access within the site will be minimized, only allowing for loading bays and service routes. The focus will remain on creating a safe and vibrant environment for pedestrians and cyclists.
The site is situated in a prime central location within Westminster. It is mixed use, comprising a community leisure centre with extensive facilities including gym areas, swimming pools and group exercise spaces. Additionally, the site features two office buildings under Westminster City Council (WCC) freehold ownership.
The surrounding context is characterised by the central London location, and includes a mix of residential and commercial uses, and high rise office and hotel buildings. The total area is approximately 0.6 hectares with primary access points for service delivery. The site is well-connected by public transport and has excellent accessibility with major transport hubs nearby offering access to various tube lines, national rail services, and coach services.
The site is not listed and is not situated within a Conservation Area, however it is situated adjacent to various conservation and heritage assets.
