Bützower Wärme has launched a negotiated architectural tender for the development of three alternative office building concepts at its operational site in Bützow, Mecklenburg–Western Pomerania, Germany. The commission covers feasibility and early design services in accordance with HOAI Stages 1–2, exploring three distinct development strategies: the refurbishment and extension of the existing office and technical buildings, the construction of a new standalone office building on a defined plot within the site, and a hybrid solution combining the modernisation of the existing structures with a complementary new-build extension. Each option is intended to establish a robust basis for decision-making in terms of spatial efficiency, architectural quality, technical feasibility, energy performance, and cost.
The appointed design team will be required to produce site plans, floor plans, simple three-dimensional visualisations or technical drawings, and conceptual façade proposals for each scenario, supported by a comparative analysis of functionality, spatial programme, and architectural approach. The brief also includes an on-site condition survey of the existing buildings, coordination meetings with the client, and the preparation of outline cost estimates for each option, including construction and ancillary costs but excluding detailed design. The outcome of the study will be documented in a pre-design feasibility report and presented to the client, enabling the selection of a preferred development strategy for future implementation at Kühlungsborner Straße 38a in Bützow.
