JV North
JV North is seeking to appoint consultants to enter into a framework agreement for the provision of architectural services.
The aims and objectives of the framework are to enable JV North members to construct good quality homes for a variety of tenures, including some community amenity and associated infrastructure provision and for a wide range of client groups and affordability levels. Homes are required to be built on budget and within specified programme dates. JV North and its members are committed to efficiency in building methods, low levels of waste and the minimisation of defects in its completed buildings. There is also great interest and commitment to the construction of buildings which are energy efficient and provide residents with sustainable homes that are low maintenance and minimise running costs.

Quality Questions:
How do you ensure your design sits well within the local surroundings and meets the Local Authority planning policy requirements? What does good design look like to you and how do you ensure your designs stand the test of time? (Max. 500 words / 10 marks)
In the context of a rapidly changing Building Regulations regime, explain how your practice ensures that it is up to date with the implementation of changes to Building Regulation legislation, including for example the topics of fire safety or overheating. Please provide relevant examples where your practice has led on a design response to new or anticipated changes in the Building Regulations regime. (Max. 500 words / 10 marks)
The Future Homes Standard is due to come into regulation in the near future, and many Housing Associations are transitioning away from gas boilers. How does your design development incorporate low carbon technologies and the requirements to meet higher levels of energy efficiency needed for this standard? With new planning requirements focusing more on environmental enhancements, how do you try and incorporate these into your site layouts? (Max. 500 words / 15 marks)
How do you manage the pre-construction design pro-actively to ensure cost-efficiency in the design? Describe the approach taken by your practice, including any process of identifying value engineering opportunities for the client at an early stage, and explain any tools and resources used to ‘check and challenge’ the design to ensure it meets client budgetary requirements. Provide two relevant examples that demonstrate the success of this approach that have been implemented in a design and that have followed through to technical design coordination. (Max. 750 words / 15 marks)
Describe your knowledge of Modern Methods of Construction and explain how you have successfully delivered residential developments detailing collaboration with other stakeholders? Evidence any time, cost, sustainability, and carbon reductions while using Modern Methods of Construction by using 3 examples which highlight the risks and opportunities. (Max. 750 words / 10 marks)
