Canal Workers Cottage
Conservation-led restoration and extension of a nineteenth-century canal worker’s cottage to provide community offices and public facilities.
Monaghan County Council seeks an Architect-Led Full Design Team under the Capital Works Management Framework to deliver the restoration and extension of the former canal worker’s cottage at the Ulster Canal Stores site in Clones. The project involves removal of derelict lean-to outbuildings, conservation of the historic stone structure (c.1840), demolition of a mid-20th-century corrugated extension, and construction of a new two-storey pitched roof extension to the gable together with a single-storey front extension of approximately 87m².
The ground floor will provide public toilets, tea rooms and ancillary facilities, while the first floor will accommodate community office space. The project must adhere to conservation best practice as set out in the Architectural Heritage Impact Assessment (AHIA), which identifies the building as of regional heritage value and part of the Ulster Canal industrial complex.
The programme follows Stages 2B–5 of the Capital Works Management Framework and includes statutory approvals, detailed design, tender action, construction supervision, assigned certifier duties, and final handover.
