Leibniz-Gymnasium Refurbishment, Dormagen
Comprehensive refurbishment and partial redevelopment of a secondary school building in Dormagen, Germany, procured via a two-stage negotiated general planning tender.
The City of Dormagen is undertaking the comprehensive refurbishment and partial transformation of the Leibniz-Gymnasium, a secondary school originally constructed in 1972 within the Hackenbroich school campus. Currently shared with a neighbouring Realschule, the building will be reconfigured following the latter’s relocation to a new facility, enabling the Gymnasium to occupy a reduced and optimised footprint. The project combines selective demolition with deep retrofit measures to address substantial deficiencies in the building envelope, mechanical and electrical systems, fire safety, and environmental performance, including the remediation of age-related hazardous materials. The design brief calls for the conversion of the existing corridor-based layout into a contemporary cluster school model, enhancing spatial flexibility while working within the constraints of the existing structural grid.
Procured as a multidisciplinary lead consultant commission, the scheme encompasses architectural design, structural engineering, building services engineering, building physics, fire engineering, and sustainability consultancy, targeting DGNB Silver certification (comparable to BREEAM). The works are to be delivered while the school remains operational, necessitating interim accommodation and a carefully phased construction strategy. Backed by public funding for energy-efficient municipal buildings, the project must achieve completion by the end of 2029, with an emphasis on low-intervention structural adaptation, energy performance upgrades, and long-term educational adaptability.
