Da Nang names investors for 296-hectare district
Geleximco Phố Hiến and Hanic have been selected for a mixed-use urban development combining social housing, private residences and infrastructure in southern Da Nang
A joint venture between Geleximco Phố Hiến and Hanoi General Investment Corporation (Hanic) has been selected to develop a 296-hectare urban district in southern Da Nang, Vietnam, with proposed investment exceeding VND17,785 billion. The Chu Lai Open Economic Zone Management Board approved the investor-selection result, identifying the private development partners who will take forward one of the area’s major urban expansion projects.
Located south of Nguyễn Tất Thành Road in Quảng Phú ward, the development is planned to accommodate approximately 8,000 residents. Its residential programme includes 2,611 social-housing units, 194 townhouses, 343 villas and 320 resettlement plots. Commercial and mixed-use buildings, public amenities, green spaces and infrastructure will complete the proposed neighbourhood.
The significance of the announcement lies not simply in the scale of the new district, but in the appointment of the investors expected to deliver it.
The project is scheduled across five investment phases between 2026 and 2038. Site preparation, compensation and land clearance are planned from late 2026 to 2029, while residential construction is expected to take place between 2030 and 2038. The extended programme suggests successive packages of infrastructure, housing and commercial development, although no architectural appointments have been confirmed through the investor-selection announcement.

The development forms part of a wider concentration of investment in southern Da Nang. A separate 189-hectare urban project at Chu Lai, with estimated investment exceeding VND18,854 billion, was awarded to Đại Quang Minh in July 2026. Although the two schemes have distinct investors and delivery programmes, both indicate a substantial pipeline of urban development moving towards implementation.
For architectural practices, the appointment of developers provides a more specific starting point for understanding the emerging market. The combination of social housing, private residences, commercial uses and infrastructure creates several potential areas of professional involvement, from residential design and masterplanning to landscape and multidisciplinary coordination.
For practices tracking emerging markets, identifying the organisations behind a development can be as important as identifying the projects themselves.
Investor selection does not constitute an open architectural commission, and subsequent procurement arrangements remain to be established. Nevertheless, Da Nang illustrates how large-scale urban expansion creates opportunities for practices to build relationships with development partners, understand local delivery structures and position themselves ahead of future design requirements.
