The Ortsgemeinde Arzbach is seeking planning services for the extension and energy-efficient renovation of the Arzbach Kindergarten, located at Kirchstraße 21, 56337 Arzbach. Constructed in 1994, the existing building is structurally sound but exhibits significant building physics and energy efficiency shortcomings. While no increase in capacity is planned for the facility, which currently accommodates up to 65 children, a spatial enlargement is necessary due to the absence of a canteen, a sleeping room, and insufficient ancillary spaces. A prior feasibility study indicates a required extension of approximately 175 m² gross floor area, coupled with a reorganisation of the existing structure and a comprehensive energy renovation. The site is situated within a former Roman fort, designated as an archaeological monument, necessitating careful planning considerations. The project also involves re-parcelling the land, taking into account setback areas, access, and parking. Planning is expected to proceed swiftly, with the contract anticipated for award in December 2026. Approval planning must be finalised early enough to facilitate the application for investment stock funding by 13th August 2027. Construction is scheduled to commence in 2028 and conclude by mid to late 2029. The client intends to commission planning services in phases, initially covering phases 1-4 (up to approval planning), with subsequent phases (5-9) being optional.
