The State Building Authority Erlangen-Nürnberg is overseeing the extensive refurbishment of two historically significant administrative buildings, Villa KS (built 1922) and Villa KR (built 1928), located at Prinzregentenufer 41 and 45, part of the Georg-Simon-Ohm Technical University campus in Nürnberg, Germany. Both villas are listed buildings and have been vacant for some time. The project aims to transform these buildings into modern administrative offices, co-working spaces, meeting rooms, and versatile multi-functional areas for various university user groups, positioning them as a central hub for the campus.
While Villa KS is in a relatively better state, Villa KR is severely dilapidated, suffering from extensive facade, masonry, and moisture damage. Neither building currently meets contemporary functional, technical, or hygienic standards. The comprehensive renovation will address the structural integrity, update technical facilities, and ensure compliance with stringent fire safety regulations, accessibility requirements, and the specific demands of heritage protection. A key objective is to achieve the EGB 55 energy efficiency standard for state-owned buildings. The project is complex due to the need to balance these diverse requirements, with all refurbishment work on both buildings to be carried out concurrently as a single, integrated measure.
