A multidisciplinary design team is sought to rehabilitate the Manoir de Praud manor into a community third-place in Rezé, France.
Located within the Parc de Praud in Rezé, France, the Manoir de Praud project concerns the careful rehabilitation of a 19th-century historic manor, locally known as a “folie”, into a contemporary community third-place. Commissioned by the City of Rezé and delivered through a restricted negotiated procedure, the project aims to transform a long-vacant heritage building into a welcoming public destination accommodating social, cultural, and convivial uses. Envisioned programmes include a café-restaurant, creative workshops, meeting and event spaces, offices, and multi-purpose rooms, all designed to support everyday use by local residents while reinforcing the manor’s role as a civic landmark within the park.
The brief emphasises a sensitive architectural approach that balances heritage conservation with adaptability, accessibility, and long-term operational viability. The project must address the technical challenges of renovating an existing building with no current utility connections, while meeting the requirements of a public building (ERP) and delivering high environmental performance aligned with contemporary renovation standards. Sustainability objectives include material reuse, circular economy principles, and optional specialist studies such as waste and materials diagnostics, thermal simulation, daylight analysis, and life-cycle assessment. The design team is expected to work collaboratively with the future building operator through an iterative process, ensuring that architectural ambition, environmental responsibility, and everyday usability are fully integrated into a coherent and durable project vision.
