Cambridgeshire Small Sites
South Cambridgeshire District Council invites tenders for the design of small sustainable affordable housing schemes across rural and brownfield sites.
South Cambridgeshire District Council (SCDC) seeks a partner to deliver a programme of small affordable housing developments (typically 10 dwellings or fewer per site) across multiple rural and brownfield locations. The project includes rural exception sites, brownfield regenerations, and greenfield infill developments. All homes will be designed to meet Passivhaus principles (though not certified) and achieve NDSS 2015 standards. The work involves RIBA Stages 0–3 design, planning submission, and potential novation to a construction partner at Stage 4.
SCDC’s goal is to create high-quality, energy-efficient homes aligned with net zero carbon ambitions while preserving the character of South Cambridgeshire villages. The framework covers multiple example sites such as Great Eversden, Sawston, and Fen Drayton, with a total programme duration of two years, extendable annually up to four years.
