Arada takes its Gulf development model global
The UAE developer is building a residential pipeline across Australia and London, combining international expansion with local acquisitions and increasingly integrated delivery.

Arada’s latest Australian project is substantial in its own right. Announced on 20 August, the AED5 billion (approximately AUD2 billion) Broadbeach development on Queensland’s Gold Coast will provide 952 apartments in two towers designed by Plus Studio, with completion targeted ahead of the 2032 Olympic and Paralympic Games.
The more interesting story, however, is the developer behind it. Established in the UAE in 2017, Arada opened its first international office in Sydney in 2024 and has rapidly assembled a significant Australian residential pipeline. Its expansion has included the acquisition of the New South Wales business of tier-one contractor Roberts Co, giving the developer greater control over construction, cost and delivery risk. Roberts Co will now build Broadbeach.
Arada is not simply investing Gulf capital overseas. It is exporting a development platform, combining land, design, construction, marketing and long-term urban development across multiple markets.
A similar strategy is emerging in London. Arada acquired a majority stake in developer Regal in 2025, subsequently rebranded as Arada London, and an 80% interest in Thameside West in the Royal Docks. The 47-acre regeneration site has existing permission for at least 5,000 homes, 35% affordable, alongside substantial public realm and a kilometre of waterfront.

In July, Arada appointed Gensler, Arup and Planit to develop its first 1,500-home phase and confirmed plans to deliver a new DLR station alongside it. Construction is expected to begin by early 2028, subject to planning approval. Significantly, Arada says the phase will be constructed in-house, extending its vertically integrated model from the Gulf into the UK.
This points towards a wider shift in how architects might think about Gulf developers. International attention has understandably concentrated on the extraordinary volume of work being commissioned within the UAE and Saudi Arabia. But increasingly ambitious developers emerging from the region may become important clients far beyond it.
For architects, the changing geography of Gulf development also changes the client map: following Middle Eastern developers internationally may become as important as tracking opportunities within the Gulf itself.
Arada is particularly worth watching because its expansion combines global ambition with local capability, acquiring established businesses while continuing to appoint international and domestic design teams. Broadbeach is therefore more than another Gold Coast residential scheme. It is evidence of a UAE developer becoming an international housebuilder and urban developer, creating potential architectural opportunities wherever its platform moves next.
