St Andrews Church
Architect-led Multidisciplinary team sought for repair and refurbishment of Grade II listed church.
St Andrew’s Church, Thornhill Square, is one of two Churches in the Barnsbury Parish. Situated in a highly diverse part of Islington, the Church has become a vital anchor point for the local community.
The Church was built in 1854 in the Neo-Gothic style and is Grade II listed. The scope of work includes:
Conservation repair and refurbishment which will be delivered from 2029-2030, if funding applications are successful.
A feasibility study for more extensive internal reordering which will become a later (post 2030) project, or if funding allows, some elements may be instructed as part of the 2029/30 works.
The initial instruction will be for the refurbishment work to RIBA Stage 1 and the feasibility study to be completed by end April 2025, with the following stages and scope being funding dependent. The Client intends to apply for a National Lottery Heritage Fund grant.

Submission Criteria
Assessed 65% on quality and 35% on price.
Three case studies from relevant projects including either or both of the following: conservation repair of Listed and/or Church buildings, refurbishment and/or adaptation of Listed and/or buildings. The Client will expect to see evidence of competency with similar conservation repairs, leading a multi-disciplinary design team, and approach to planning and/or listed building consent challenges. The case studies should make specific reference to these areas. They should also state the construction budget and programme, and whether it was delivered in programme and to budget. Each case study should be no more than 1 side of A4.
Approach to the project described in no more than 2 sides of A4 and the Architect should outline how they will develop an initial response to the site informed by client and community need and the opportunities and constraints of the site. They should include what they see as the main design, operational, technical and conservation considerations when considering a new internal layout.
CVs of the Architects, Structural Engineer and Mechanical and Electrical Engineers which must include experience on conservation projects and relevant professional accreditation.
Completed Tender Form accompanied by a resource plan for the Architect and the Design Team and a fee schedule for the Architect and the Design Team which is inclusive of all disbursements but exclusive of VAT. Any omissions must be stated at the time of tender.
Cover Letter should include anticipated start and completion date for RIBA Stage 1 and any exclusions or proposed variations to the services specified in the ITT.
