Architectural services tender for urgent conservation-led roof refurbishment of Augsburg’s listed Schaezlerpalais museum and archive building, in Germany.
The City of Augsburg is seeking an architect-led conservation and refurbishment team for the urgent rehabilitation of the roof structure of the Grade-listed Schaezlerpalais, an 18th-century Rococo palace located on Maximilianstraße in Augsburg’s historic centre. The project concerns the repair and stabilisation of the complex two-storey mansard roof above the celebrated Rococo ballroom and museum spaces, where decades of water ingress, failed tile restraints, decayed beam ends, fungal deterioration and structural displacement have severely compromised the historic timber construction. Investigations revealed that approximately 75% of the beam ends are damaged, sections of the cornice structure are unstable, and emergency securing works have already been implemented to prevent further movement and falling roof elements. The works include roof covering replacement, repair and reinforcement of the timber structure, stabilisation of wall plates and cornices, temporary structural support measures, and phased construction sequencing within a protected heritage setting. The intervention is further complicated by hazardous-material contamination, including Pentachlorophenol-contaminated timber and dust, asbestos-containing materials and chlorinated compounds identified in air-quality testing, requiring controlled remediation and specialist health-and-safety procedures throughout construction. The tender is being procured through a two-stage negotiated procedure for architectural services covering concept design through construction administration and site supervision, with a strong emphasis on heritage refurbishment experience, technical delivery capability and hazardous-material remediation expertise.
