Mavisbank House and Pavilions
The Landmark Trust is seeking a specialist conservation architect led design team for the refurbishment of the historic house south of Edinburgh, and its reopening to the public as self-catering accommodation.
The Trust’s involvement in Mavisbank dates back several years - in 2021 the Trust came close to securing a major grant from the National Lottery Heritage Fund’s (NLHF) Heritage Horizon grant programme for a larger version of the Project that included works to Mavisbank House's accompanying landscape. That project was a partnership with Historic Environment Scotland. From this, the Client identified that it may be possible to divide works to the house into two distinct phases where the first phase (rescue) is focussed on securing the acquisition, delivering access, arresting further decay and stabilising the existing ruin. And the second phase comprises the reroofing and restoration of Mavisbank House for residential use as a Landmark Trust holiday let and for other related purposes.
Phase 2 will see the completion of the restoration works to Mavisbank House and pavilions and its reopening to the public as self-catering accommodation. The main house will see the principal rooms reinstated at ground floor and bedrooms provided at first floor sufficient to sleep eight people. The ground and first floor of the building must be fully accessible. The project must be designed to be an exemplar in how heritage projects can incorporate environmental sustainability and adapt to deal with the impacts of climate change.

Submission Criteria
This is the qualification stage of a two stage tender.
Qualification questions are as follows:
– Set out three examples of projects within the last 5 years that you have been involved with that you consider are relevant to the Mavisbank project in terms of scale and complexity and dealing with issues of heritage at risk. The examples must include works to Highly Listed buildings (Category A) and external grant funders such as the National Lottery Heritage Fund or National Memorial Heritage Fund. At least one example should be a project delivered in Scotland. Each example must be limited to a maximum of 300 words.
– The lead architect and engineer must have proven recent experience of working on similar projects in terms of their scale, complexity, characteristics of heritage at risk and use of grant funds from the National Lottery Heritage Fund and/or National Memorial Heritage Fund. Please provide three examples of contracts for the lead architect and lead structural engineer that demonstrate this using no more than 1000 words for the lead architect and 1000 words for the lead structural engineer.
