Cairnmartin Phase 3 Social Housing
Choice Housing Ireland Ltd is seeking an architect-led design team via a design contest for the development of a 1.84 hectare site for social housing on the periphery of Belfast.
Cairnmartin Phase 3 is a site transfer project from Northern Ireland Housing Executive (NIHE) to Choice. The aim of the project is to redevelop a brownfield site and provide around 31 units of general needs, category 1, and wheelchair-accessible housing. The site covers approximately 1.84 hectares and slopes from north to south.
Choice Housing has an aspiration for this to be a landmark project providing modern, sustainable properties for the local community. It will contribute to addressing the projected need for 1,426 social housing units in the area by 2025.
The proposed aim is to provide a mix of 31 units covering:
- 10 no. 3p2b, GN Houses
- 4 no. 5p3b, GN Houses
- 2 no. 6p4b GN Houses
- 12 no. 3p2b CAT1 Apartments (over 55)
- 3 no. Wheelchair Bungalows

Qualitative Criteria:
– Site Layout (40%) – Plans, sketches, photographs, diagrams etc. that explain the approach to the site layout. Max. 6 A3 pages. This section should also include a programme.
– Site Context (30%) – Plans, sketches, photographs, diagrams etc. that explain the envisaged site context. Max. 6 A3 pages.
– Site Character (30%) – Plans, sketches, photographs, diagrams etc. that explain the proposed site character concept. Max. 6 A3 pages.
