Bangor Urban Waterfront
Ards and North Down Borough Council seeks to appoint an Integrated Consultancy Team to design, manage and deliver a transformational solution for the redevelopment of Bangor’s Urban Waterfront and Public Realm, from RIBA Stage 0 through to RIBA Stage 7.
Ards and North Down Borough Council (ANDBC) is seeking visionary and innovative Integrated Consultancy Teams (ICTs) to participate in a competition to design and deliver an exceptional urban waterfront and public realm. As part of the Belfast Region City Deal, this project serves as a cornerstone of the Bangor Waterfront Redevelopment - a catalyst for the city’s growth that promises to create a dynamic, engaging, and sustainable waterfront destination that seamlessly connects the city's rich heritage with its vibrant future.
The project is part of a wider regeneration project including the redevelopment of Pickie Fun Park, Bangor Marina & Harbour Wetside, BYC Watersports Centre and Bangor Courthouse (Phase 2). These projects, along with other related initiatives such as Queens Parade, are designed to regenerate the city centre, create jobs, enhance economic productivity and increase visitor overnight stays and spending. The selected team will be expected to coordinate with those appointed for the other projects to ensure a seamless integration across the entire redevelopment site.
The interconnected developments along Bangor Waterfront will be linked by overarching themes and narratives and will feature exemplary placemaking, well-crafted public realm, clear signage, efficient transport solutions and cutting-edge digital technologies.

Submission Criteria
The tender stage will require a quality submission accompanied by concept design drawings and illustrations for the overall masterplan and character areas presented on six A1 sheets. Those that submit a compliant tender will receive £7,500.
For the prequalification:
– Applicant details and declarations
– Health and Safety policy
– Team structure and administrative arrangements
– £10m Public and Employer’s Liability, £5m PII
Urban Designer / Masterplanner:
– Two reference projects from the last seven years with a minimum value of £20m.
Architect:
– Two reference projects from the last seven years with a minimum value of £20m which demonstrate experience of working with NEC4 or equivalent.
