The project involves constructing a replacement facility, including a caretaker's apartment, on an undeveloped portion of a 3,000 m\u00b2 plot at Eversbuschstra\u00dfe 134. The approved spatial programme requires a usable area of approximately 900 m\u00b2. The site, located at the intersection of Eversbusch- and H\u00f6cherstra\u00dfe, is designated for public safety, bordering educational, religious, and residential zones. The surrounding area primarily features buildings of classes 1, 2, and 3. The property is owned by the City of Munich, with a protected tree population along Eversbuschstra\u00dfe and a listed sundial on the eastern gable of an existing building.
